The majority of EICR contractors limit their inspection strictly to the scope of BS 7671 — the wiring regulations that govern electrical installation condition reporting. - The Smoke and Carbon Monoxide Alarm Regulations 2015 and 2022 require landlords to ensure alarms are in working order — a legal obligation that sits alongside the EICR requirement
- Catching an expired smoke alarm during an EICR visit costs nothing — replacing it costs very little — but the failure to identify one could have catastrophic consequences
By flagging smoke alarm expiration as part of every EICR we complete, we give our estate agent clients an additional layer of protection and compliance confidence that most EICR contractors simply do not provide.
